Before I get too deeply into the concepts of saving money with reduced commissions, please allow me to get one thing out into the open.....I don't want your business because I have the lowest commission rates.  I want your business because as the Neighborhood Professional, I am by far the most qualified Agent to handle your sale.  You should hire the Most Qualified agent to market your home.  It's far too large an investment to skimp..  

The moral of the story is simple... Don't hire me because I'm less expensive. Hire me because I'm the best......and just enjoy the fact that I charged you less money than any other "less capable" agent or brokerage.

Having the flexibility to be able to work WITH homeowners to try and get them happily moved in the most cost efficient way possible is critical to a successful sale.

As one of the the top agents in the area, I have been able to negotiate some very favorable pricing from the companies that provide me with the services, financing, and advertising I need in order to get your home successfully sold. I pass some of these savings along to you in the form of reduced commission rates, and I find that the good you do for others comes back to you over and over again, 

Don't confuse reduced commissions with "discount brokerage." They are very different. Discount brokerage means that you charge less money and provide less service in the hopes that your Seller may not need or want the full menu of services you could provide. Lower commissions means just that. The Top Agent in town is providing FULL SERVICE for less money without skimping on any of the items you would normally be entitled to. Is this silly, to be giving money away, not really. I just feel that the increased volume of business I do, not to mention the goodwill it creates, will make it all worthwhile.

For example, my "Homeowners Blend" program affords the Homeowner full use of the Multiple Listing Service, and all the service they could ever ask for, yet at a fee that can be as low as 3% instead of 5-7%.  

I start off with a reduced rate to begin with...  I often will discount it further if I bring the Buyer myself.   If the Homeowner wants to try and sell it on their own...and has a Buyer.. I'll "co-broke with them" and take only half.   

For homeowners moving as part of a relocation...I'll teach them how to pick up an extra 1% of the sale price here...and another 1% on the home they're buying.....
